What to expect from a Southern Maine deck project.

The process begins with the property and existing conditions, then moves through a defined scope, material choices, and construction.

Builder checking flashing, ledger hardware, and the structure beneath a deck
01

Walk the deck and the yard

The first look covers how the deck meets the house, the condition of visible framing, stairs and rails, grade, access, and the route materials will take to the work area. On a new deck, the door and yard replace the old structure as the starting point.

02

Separate reuse from replacement

The scope should distinguish what is staying, what is being removed, what is being added, and what may not be knowable until boards come up. That is more useful than a single line for “new deck.”

03

Choose materials after confirming the frame

Once the structural direction is clear, we can compare pressure-treated and composite decking, railing types, fascia, fasteners, and details without asking the finish to solve the wrong problem.

04

Build the structure before installing the finish

House connection, footings, posts, beams, joists, and stairs come before the boards and rail. That order is obvious on site; it should also be obvious in how the project is discussed.

What should a deck construction estimate include?

Tell us about the existing deck and what needs to change.

Include the town, current condition, and the result you want. Wide photos and views underneath can follow.

Include anything the selections above do not explain, such as stair changes, access, or a concern at the house connection.

Submitting allows Southern Maine Decks to respond about this project. Prefer to talk? Call (207) 233-5787.
